Q: Do you perform free estimates?

If you are a repeat partner we provide free estimates, even prior to making an offer. If you are a new client and are not under contract we provide estimates for $250. If you end up using us, we will credit you the $250, but we get sent on wild goose chases sometimes and it takes us roughly 4 hours to walk the job and write up the proposal, so we simply are covering our cost.

Q: Do you work with out of state property investors?

Yes! We actually work extremely well with them, as our systems give them the ability to effortlessly make money from anywhere in the world.

Q: What does your payment structure look like?

We require 25% down and then bill completed line items weekly. All invoices are due within three days of invoicing.

Q: How does the process work typically?

We provide an itemized bid. Once accepted, we will create your customer portal. We then start with designing and ordering all needy materials. After starting you will get weekly updates on progress. We will keep you in the loop throughout the construction process.

Q: Do you have any areas you don’t service?

We service the complete Kansas City metro area.

Q: Can we perform some of the renovation our self to save money?

We do not work with property investors who self perform work. To be honest, you can’t be a master of acquisitions, general contracting and a skilled tradesman. Be good at what your good at! We don’t want our name on your work, nor do we want to deal with delays.

Q: Can I buy my own materials?

No, we don’t want you to purchase the wrong stuff and hold us up. We are all about go, go, go and when you get too many hands in the pot that is compromised.

Q: Do you offer financing?

We partner with Hearth for financing but you may find hard money or another lender to be more adequate for short term loans. We have plenty we work with if you need recommendations.

Q: What’s the smallest project you will perform?

We are not your guys for general handyman. We like to perform work that we can put at least two guys on for a full day. With our demand we just can’t handle the little stuff. We don’t like to do work under $3,000 unless you need a favor and are a long term client.
